Roof Joist Repair On Single Story Flat Roof House Built in 1920's
This was a roof joist replacement job. It was an add-on to an existing project on a single family home built in the 1920's. We noticed that there was several roof joist that were fractured and splitting and notified the customer to advise them about the problem and how we can go about resolving it. We ended up removing a vent on the side of the house to get the lumber in to shore and run sister support on the sides of the compromised beams. This is the best way to address this issue being that the original beams do not have to be removed, and can be reinforced instead. We took steal straps on both sides of the beams that were fractured, and matched them with the same size lumber on both sides then put bolts and a strong adhesive to hold it all together. It may be hard to see but if you look closely at the older wood in the pictures you will see the stress fractures. This is a serious problem and can be a disaster if ignored. But repairs like this don't have to break your bankroll, and you don't have to cut corners to get it done. If you have an issue like this we got you covered!
Total Roof Replacement
This was a total roof replacement which is where we tear off the old roof and install a completely new roof. In California you are permitted to do two types of roof replacements; layover and tear off. Layover jobs are much easier and faster and also more cost effective, but you can only have two layers on a roof. This house we removed everything, installed a new ice and water barrier, replaced all the vents and painted them to match the roof, repaired wood and termite damaged roof joist, replaced decking, applied synthetic underlayment, and also added ventilation to the roof as well as ridge vents. This roof was the almost 50 years old and lasted a good while. But it was time to go.
Exterior Door Repair - Severe Water Damage
Ok so this repair was a bit unusual in a sense that instead of replacing the door we restored it by cutting out the side of the door most damaged first. Then we cut a new panel for that side of the door and filled the removed section with high density foam, then painted it and installed some new hardware to make it look pretty. Was this entirely necessary? No. But the customer was very nice, and was on a budget and could not afford a new door. This is not only a great example of our skills and ability to fix and repair, but also the length that we will go to help out a good customer in need.
